USAG Humphreys Realtor’s Guidelines 험프리스기지 주택과 공인중개사 가이드라인 (AUG 2017)
1. I will conduct realty business and comply with the Korean Realtor Laws and all Korean Laws governing business practices. I will perform realty business professionally, ethically and in good faith in all transactions between the landlord and tenant. 본인은 대한민국 공인중개사법을 준수하고 관련된 모든 대한민국 상법에 따라 중개업을 할 책임이 있음을 인지합니다. 또한, 임대인과 임차인 사이의 진행되는 모든 중개업무를, 전문적, 윤리적, 그리고 선의적으로 처리할 책임이 있음을 인지합니다.
2. I understand that I or any employee of mine who has power of attorney for a property owner will sign mine or my employees name (not the property owner’s name) and use my own or my employees own stamp on any official U.S Army document (leases, receipt, etc.) I understand a copy of the original power of attorney must be given to the USAG Humphreys Housing Office and a copy must be provided to the tenant. 본인 또는 본인이 속한 중개사무소에서 일하는 직원들이 해당 임대물건에 대해 임대인으로부터 위임을 받았다면 일관적으로 모든 관련 미군 공식 서류(임대차계약서, 영수증, 등)들에 서명할 때 수임자인 본인 또는 본인이 속한 중개사무소에 일하는 직원의 명의 및 도장을 사용해야함을 인지합니다. 또한, 위임장 원본은 험프리스기지 주택과에 제출되어야 하고 사본은 임차인에게 줄 의무가 있음을 인지합니다.
3. I understand that only “one” lease per USFK personnel signed by the Humphreys Housing Office is allowed. I further understand that any lease that is not processed at the Humphreys Housing Office is not valid for USFK personnel. I will not create double contracts/side agreements which is not reflected on the standard lease agreement nor to offer kickbacks, rebates, monetary and/or material incentive for signing a lease agreement. I will also ensure that I only work with landlords who do not discriminate against USFK customers based on their sex, race, age, marital or handicap status, especially when it comes to renting to Military members versus DOD civilians. 본인은 주한미군에 소속된 개별 구성원(미군, 군무원)들에게는 단 한 개의 험프리스기지 주택과에서 서명한 계약서만 인정 및 허용이 된다는 점을 인지합니다. 따라서, 험프리스기지 주택과 외에서 서명되거나 작성된 계약서는 유효하지 않음을 인지합니다. 본인은 표준계약서에 반영되지 않은 사항을 이중계약서로 작성하는 것은 불법이며 금지되었음을 인지합니다. 또한 임대계약서명을 해주는 대가로 지불한 집세 중 일부를 환불해 주는 행위나, 현금 및 물질적 보상을 제공하는 행위 등은 불법이며 금지되었음을 인지합니다. 본인은 또한 주한미군 고객들에게 임대할 경우, 특히 군인들 및 군무원들의 성별, 인종, 나이, 결혼여부 또는 장애여부에 대해 차별하지 않는 임차인들과만 거래할 것을 보증합니다.
4. I understand that rental amounts are calculated by the Area III Fair Market Value (FMV) calculator and all rental properties are subject to a mandatory Safety inspection by the Humphreys Housing Office prior to lease signing. 본인은 미군임대주택에 관한 모든 임대료는 험프리스기지 주택과의 주택공정가 계산법에 의해 산정된 것이며, 모든 임대주택은 임대계약 전 험프리스기지 주택과에서 의무적으로 시행하는 안전 검열을 통과해야하는 절차가 있음을 인지합니다.
5. CERTIFICATION: I have read and understood all of the above and shall comply with all policies, regulations, rules and guidelines set forth by the Humphreys Housing Office and USFK command. I will also ensure that my employees/assistants have been briefed on this guideline. 확인: 본인은 위의 모든 내용을 다 읽고 이해했으며 험프리스기지 주택과와 주한미군 지휘부에 의해 정해진 모든 정책, 규정 및 제시된 가이드라인을 준수할 것 입니다. 또한, 본인에게 속한 직원 및 중개보조원들이 본 가이드라인을 잘 이해할 수 있도록 교육할 것 입니다.
